As one of the few home inspectors in the Columbus area using infrared technology during home inspections, you’ll get the added benefit of us being able to see behind walls and under floors – this amazing new infrared technology allows us to see what our ‘eyes’ cannot.

The infrared camera, which detects infrared radiation, allows an inspector to see areas of hidden moisture that may not be visible to the naked eye. Moisture trapped in walls can cause mold and structural damage that would go undetected in a standard visual inspection – which is what most inspectors conduct.

But I’m able to get you much more… The example below shows a slight discoloration around the window. Infrared reveals a much more extensive leakage at the window due to improper flashings.

This information can be vital to your decision to you buy or negotiate the repair!

For example, in the two photographs below, I was able to use my infrared scanner to see signs of leakage that appears ‘under the floor’ and behind the wall… Upon further investigation, the 2nd photograph showed what was discovered behind the walk after it was checked into.

Another infrared scan showed leakage from the window sill saturating the stucco above the lower window.  Signs of leakage were also observed at the interior of the lower window. This could have easily been missed by an inspector who doesn’t use infrared scanning technology … and this missed issue could come back to cost you BIG…

During the course of this routine home inspection, the following photograph shows an improper repair made to the roof trusses in the attic.  These structural members were rotted due to high humidity and roof leakage.

This is a major deficiency as this type of repair does not adequately repair the trusses which are dependent upon the metal fasteners to transfer the loads through the structural members.

If you’re unable to attend, no worries. We’d certainly include this information within a detailed home inspection report that’s e-mailed to you.

My Qualifications and Experience

I am a Registered Architect and an ASHI Certified Home Inspector in Columbus with over 15 years of home inspection experience. I will provide a competent and thorough evaluation of the condition of the systems and components of a home. Life expectancy, materials used, construction quality, and deferred maintenance are some of the considerations of the inspection.

Let Me Mention One Other Issue: Unfortunately, much of the Columbus and surrounding suburbs are located in the EPA’s Highest Radon Zones – Zone 1. Not many people, including most Real Estate Professionals, are aware of this issue.

Radon gas is a toxic gas that seeps into homes around Columbus through the foundations. And it doesn’t matter if your home is built on a basement, crawlspace or a slab, this deadly gas can seep in and it doesn’t matter if it’s brand new construction or a 50 year old home.

It’s estimated that Radon Gas kills 24,000 Americans each and every year. As a matter of fact, Radon Gas is the second leading cause of lung cancer, only second to cigarette smoking.

The good news is that Radon Gas can be detected with a simple test and if the home you’re purchasing has elevated levels of Radon Gas, it can be easily fixed. The key to the issue is Getting A Radon Test. Then you know if the problem exists and if so, to what degree.

Please know that I personally would not live in a home in the Columbus Ohio area that has not been tested for Radon Gas!
